Three Encinitas Rules to Know First
The 500 Square Foot Rule
New, or removed and replaced, hardscape over 500 square feet needs a Hardscape and Drainage Permit.
Walls Over Four Feet
A retaining wall over four feet from the bottom of the footing, or one that holds a surcharge, needs a permit.
Work at the Street
Building in the right of way needs a Construction PROW Permit. Non standard works need an Encroachment Permanent PROW Permit.

How It Works
You send the form. We reach out to set up a visit. You get a written price and decide. There is no cost to you and no obligation.
Add It Up Before You Call the City
The Encinitas line is 500 square feet of new, or removed and replaced, hardscape. Length times width, then add every piece. A 20 by 25 foot pad is 500 exactly. Add a 4 by 30 foot path and you are at 620. Driveway, patio, path and pad all count.
The permit list also names a Grading Permit for earth movement and new impervious area, a Retaining Wall Permit over four feet, and PROW permits for work in the street. Our permit guide lays them out.
Four Questions for Any Concrete Company
- What is your license number, and what classes does it list?
- Who does the concrete, and what is their license number?
- Who pulls the permits if the job touches the street or goes over 500 square feet?
- Does the written price name base, steel, joints, drainage, cleanup and permits?
Our contractor check guide shows how to look up a license, and this page explains how a Class B license works with concrete.
A Job From Call to Cleanup
You send the form. We visit and write a free estimate. We sort out the permits and the dig ticket. The old material comes out and the base goes in. Forms and steel follow. A licensed C-8 concrete subcontractor that we bring in places and finishes the concrete, and we run the job. Joints are cut, the slab cures, and the site is cleaned. Areas we serve include Leucadia and the rest of Encinitas.
Questions
Who does the concrete work?
The work is performed by American Polo Remodeling, a California Class B General Building contractor, CSLB #1084257. Look the license up at cslb.ca.gov.
Is the estimate really free?
Yes. There is no cost and no obligation to hire anyone.
When does a patio or driveway need a permit in Encinitas?
The city requires a Hardscape and Drainage Permit for new, or removed and replaced, hardscape over 500 square feet.
How much does concrete work cost in Encinitas?
Size, base, thickness, steel, finish, permits and access all change it. We give a free written estimate and do not print numbers we cannot source.
Who pours the concrete?
American Polo Remodeling, CSLB #1084257, runs the job. It is a Class B contractor with no C-8, so a licensed C-8 concrete subcontractor does the concrete on a concrete only job.
Does Encinitas need a coastal permit for concrete?
It can depend on your parcel. State law exempts many improvements to existing single family homes, but some kinds of work still need a coastal permit. Ask the city to check yours.
